Insurance Requirements
These requirements pertain to all subcontractors, and to any subcontractors the primary subcontractor may employ while completing the work for Trinity Building Co.
Sending Us Your Certificate
Email your Certificate of Insurance (COI) to your project manager and invoices@trinitybuildingco.com before any work begins. Payments will not be released until COIs are received.

  • $1,000,000 Bodily Injury — Disease, Each Employee
  • $1,000,000 Bodily Injury — Disease, Policy Limit
Commercial General Liability
  • $2,000,000 General Aggregate
  • $2,000,000 Products-Completed Operations
  • $1,000,000 Personal and Advertising Injury
  • $1,000,000 Each Occurrence
Automobile Liability $1,000,000 Combined Single Limit (or $1M Bodily Injury + $1M Property Damage)
Must cover: Any Auto (owned, non-owned, hired)
Property Insurance Fire, extended coverage, and theft insurance on:
  • Subcontractor's equipment
  • Forms and temporary facilities
Certificate Requirements — Policy Type and Terms
  • Trinity Building Co., LLC must be named as additional insured
  • Certificates must reference Project Name at Project Address. All Operations certificates are not acceptable
  • Coverage must be on an "Occurrence" basis — "Claims-Made" policies are NOT acceptable
  • Insurance company must be rated A- or better in the A.M. Best rating guide
  • Subcontractor's insurance must be primary (not contributory)
  • Aggregate limits shall not be impaired except by occurrences related to this specific project
Certificate Must Show
  • Specific project name and address
  • Policy numbers and inception / expiration dates
  • All required coverage limits filled in (do not leave blank)
  • Evidence that premiums have been paid
Additional Insured & Waivers
  • Trinity Building Co., LLC must be named as Additional Insured on the Commercial General Liability policy
  • Waiver of Subrogation required on the Workers' Compensation policy in favor of Trinity Building Co., LLC and the project owner (must be evidenced by endorsement attached to the certificate)
Cancellation Notice
  • All policies must include a clause requiring 30 days written notice to Trinity Building Co., LLC before cancellation or material change
  • For non-payment of premium, 10 days notice is acceptable
  • Notice must be sent via registered or certified mail to: Trinity Building Co., LLC, 156 Mississippi St., San Francisco, CA 94107
Ongoing Compliance
During the project
  • Insurance must remain in effect throughout the entire project, until the Certificate of Final Acceptance is issued
  • Renewal certificates must be provided at least 10 days before any policy expires
  • Failure to provide renewal certificates will delay ALL progress payments
After completion
Products and Completed Operations coverage must be maintained for 5 years following the final completion of the project.
